Types of Construction

Certain companies maintain more subdivisions to types of construction, but there only seems to be five categories mentioned. When trying to understand construction types awareness should be given to give importance to the international building codes that exist as a guideline to the types of construction mentioned. Each building has distinct features. Companies must familiarise themselves with this. Firefighters especially should be informed about these construction types so that they may be able to ventilate the buildings in the most effective way possible.

Type one:

This type of construction consists of concrete and steel structures. These structures are what is known as the high-rises, buildings that are incredibly tall. It consists of fire-resistant substances and restricts fires by its construction. The building elements listed consists of non-combustible supplies, such as concrete and steel. The roofs built by this material will not burn but also limit fire from destroying it. Fire-retarded-treated wood is permitted in nonbearing partitions, nonbearing outside walls and roof construction also framing and decking.

Type two:

The walls, floors, and framework are like the type one construction as it also consists of fire-resistant material. The roof covering in this type of structure is flammable. It might consist of lightweight concrete, foam or insulated membrane. Type two construction are in new buildings.

Type three:

The exterior walls are non-flammable. Fire-retardant-treated wood framing complying with the international building codes are permitted. This construction consists of masonry-type of walls, but the rest of the building like the framework, floor and roof are made of wood or other flammable material. Thus, one might see this structure being built with concrete blocks for walls and a wooden roof and flooring.

Type four:

These buildings are almost the same as your type three construction with masonry walls, but the wood used for the interior of the building would consist of heavy timber. The outside of the walls are non-flammable, and the inside of the building elements are of solid or laminated wood. The floor and roof will be a plank or laminated wood. A heavy timber type does not have plaster walls and ceilings covering the interior wood structure.

Type five:

The inside and outside walls may be of wood. This type of construction is the most flammable of all the kinds of construction mentioned. Having wooden frames, it is the only type of building that has combustible outside walls. This method has been used to build family homes. It is also a type of construction in which the structural elements, the outside and inside walls are formed by any materials as ascribed by the international building codes.
International building codes have been set in place to control the fire-resistant rating of construction types. These provisions made in the International building codes make requirements to monitor the arrangements of buildings as in a kind of construction.
